Lot 1 - Rural Lifestyle Block

The rural lifestyle block for sale is Lot 1 (18.15 ha) including Sec 21 Blk 1 (1.1938 ha).  The total area is 19.34 hectares.

 Lot 2 is a proposed lifestyle block and Lot 3 includes the coastal residential area and the proposed wetland reserve.

Locality

The 18.15 hectare rural block is located on both State Highway 2 and Beach Road, Tangoio, approximately 25 kilometres north west of Napier City.  SH2 is the main access road to Wairoa and Gisborne. 

The land is bisected by the Te Ngaru stream with approximately 9.5 hectares of the land having access off SH2.  The buildings and balance area has access off Beach Road. 

The Te Ngaru stream has relatively steep sides and the stream banks are planted in willows and rough pasture.  A ford across the stream provides good access between the two blocks. 

Section 21, Blk 1 is a 1.1938 hectare area of flat land separated from the two main land areas but still adjacent to the Te Ngaru stream. 

 

Climate

The area enjoys a typical Hawke's Bay climate with generally mild winters and long dry summers, and an average rainfall of approximately 800mm per annum. 

Predominant winds are from the westerly quarter mainly during spring and early summer.  The area can be subject to long dry spells from late spring through to autumn.

The location has the reputation of early spring growth, with land nearby having been utilized in the past for early vegetable production.

 

Soils

Soils on the property are described on a DSIR soil survey of the area as being Esk Sands (class 57).  These are light ploughable soils with good natural fertility and are derived from sandstone, mudstone, greywacke and pumice. 

The soil type is a suitable cropping soil supporting early maize and squash crops.

 

Improvements

  1. Old Cow Shed.  This building is located close to Beach Road, constructed on a concrete base with concrete floor, weatherboard cladding and iron roof. A portion is lockable. The building is 65 square metres and has been used for storage.
  2. Lean-to Shelter.  Adjacent to the cow shed is a lean-to shelter with concrete block walls, concrete floor, a lean-to corrugated iron roof, with open frontage.
  3. Hay Barn.  Located towards the centre of the flat land on Beach Road, the hay barn is of high gable and lower lean-to construction, with walls and roof clad with corrugated iron.  The floor area is 150 square metres. 
  4. Cattle Yards.  The yards are located next to the cow shed constructed with concrete strainers, wooden rails and with part concrete base, and include a loading ramp.
  5. Fencing.  Fencing comprises generally wooden posts and No. 8 wire fencing, parts with no batons being the road fencing and portions of the boundary, parts of which are unfenced.
  6. Water Supply.  The water source on the property is the Te Ngaru stream.

 

Farming

The property has been leased to a reputable grower and cropped in squash and maize for the past 6 years.  There is potential for this arrangement to continue.  Details available upon inquiry via the vendors' agent.
